Oak Hill Estates a 200 acre retreat affords a rare, tranquil vacation or year round living experience.
The Lake
The Estate encloses a 14 acre lake giving its owners the chance to enjoy the ambiance of lakeside living. The uncommon loon and ducks make Nichols a Maine treasure. Swimming enthusiasts will enjoy clean, spring-fed lake waters. The lake will be protected with covenants allowing only non-motorized watercraft to give residents a peaceful surrounding to enjoy wildlife like loons, ducks, and white- tailed deer. Whether you are a fly-fisherman or not, you can enjoy casting for Rainbow and Brook Trout on Nichols.
The lake and Estate are surrounded by evergreens and deciduous trees, and its namesake, towering oaks. White birches, pines, spruce, and hemlocks keep company with the oaks.
The Land Parcels
The Estate has inland and lakefront parcels available. All parcels are surveyed, have excellent building sites, range in size from 1 to 3 acres, and have been soil tested for septic suitability. Roads, selected driveways, electric, and telephone installations to each parcel’s entry are currently under construction. During three phases of development, one hundred twenty parcels will be offered.
All lake front land parcels have a minimum of 200 feet of frontage on Nichols Pond.. In Phase One, six of the sixteen waterfront parcels are available.
Some Inland parcels allow views of the Camden Hills and Belfast Bay to the south. There are a good number of inland parcels with a commanding view of central Maine rolling hills to the west. Inland residents are deeded access to the pond through the Commons Area.
Commons Area
The Commons Area of more than 5 acres with 300' of waterfront, will offer all residents a dock for swimming and boat launching, clubhouse, tennis court, gazebo, and an artesian well.
These amenities will be built during Phase 3. The clubhouse facility will include an open-hearth stone fireplace, kitchen, game room, reading area, an assembly room, restroom, and a storage area for Association equipment. Oak Hill Estates is also providing for the owner members a canoe, kayak, and sailboat.
The Owner’s Association is responsible for maintenance for the roads, utilities, and Commons facilities. Each parcel owner has an equal vote to elect the Association’s Board of Directors to oversee common responsibilities. Each owner has the benefit of Commons area use and shares proportionately the maintenance costs.
Property Entrance
At the entrance, you will see a low rised beautifully landscaped granite stone wall, brick pillars, elegant Pier lights and a wrought iron gate. This will be remotely operated by the end of Phase Two.
Land Condominium and Membership Conditions
Oak Hill Estates has structured its development as a land condominium to give each owner warranty deed full ownership of their individual parcel and shared common ownership of the commons land and facilities. This means that each parcel owner will own1/120 of the Oak Hill Estates Common land facilities.
Covenants or membership conditions to protect the integrity of Nichols Pond and the entire development are listed in the condominium declaration which is filed in the Waldo County Registry of Deeds. There are also by-laws to assure good management and maintenance of the commons facilities.
To assure quality, a number of restrictions apply to Oak Hill Estate owners. They include minimum footprint of 900 square feet, minimum living space of 1,200 square feet, in most cases there is a100 foot setback for waterfront construction, buffer areas which remain perpetually wooded, limitations on clearance of trees, prohibition of chemicals and biocides which could interfere with the pristine quality of Nichols Pond.
